What sets Lake Austin and Lake Travis Real Estate Apart?
LIFE STYLE…LIFESTYLE…and LIFESTYLE:  When purchasing on Lake Travis, Lake Austin or any body of water for that matter, you are buying a life style.  Whether you choose to participate in the many water activities the lake has to offer, or if it’s just sitting back and enjoying the beauty of the lake that you want to enjoy, it’s your choice.  If you are lucky enough to be able to afford it, then I will tell you, there is NOTHING like going out your back door and sitting down on your own deck to look out over the water.  I swear your pulse rate immediately drops and your blood pressure lowers as you sit and begin to unwind, feeling like you are far away from the hustle and bustle of the daily grind. 

As years go by the prices of waterfront homes in the Austin area have continued to rise at a rate higher than many other parcels of real estate.  That is due to the fact that waterfront  is a scarce commodity and more and more people are discovering the joy of living near the natural beauty without the threat of a hurricane.  Purchasing a waterfront home while you still can, is purchasing a bit of history and beauty.   

 

Lake Austin Real Estate OR Lake Travis Real Estate
Most will agree that one of the things that makes Austin unique is its’ proximity to Lake Travis and Lake Austin.  This being the case both Lake Travis Real Estate and Lake Austin Real Estate are in great demand.  Though the two lakes are in close proximity to one another, they are actually separated by Mansfield Dam at Highway 620.  (This means you can’t take your boat from Lake Austin to Lake Travis without going on dry land.) Technically Lake Austin isn’t really a lake at all, it is actually the stretch of the Colorado River that winds its’ way through downtown Austin.  However as it makes it ways through the city we call it Lake Austin.So many will ask me;  Which is better?  Lake Austin or Lake Travis?  And my answer has to be…it depends.  Some people are very specific in their quest for a waterfront home in Austin, they know the area and what each lake has to offer.  They want to purchase on either Lake Travis OR Lake Austin.  While others come to us with a more open approach, wanting to look at real estate on both lakes before making their selection. That being said, assuming price is not an issue, there are three things that tend to separate a buyer’s decision as to whether to purchase real estate on one lake versus the other. 
  1. Proximity to downtown Austin.  If a person wants to keep commuting time to a minimum to downtown, then Lake Austin is generally their preference.   
  2. View.  If a buyer prefers for a wide open view of a lake, then a home on the basin portion of Lake Travis is your best choice.  Keep in mind that Lake Austin is a river so at its’ widest point the view doesn’t compare with the basin view offered by some of the waterfront homes on Lake Travis.  
  3. Schools:  If a buyer is wanting a specific school district, then that may dictate where they look for a home. 
When considering the Lake Travis Real Estate (the west side of the dam), you could purchase homes in any one of several communities, including Lago Vista and Point Venture on the North Side, Lakeway, Rough Hollow and Vineyard Bay on the East side off the Highway 620 area, or around the south side of the lake off Highway 71 in the areas of Briarcliff and Spicewood.  While if you are considering purchasing Real Estate on the Lake Austin side of the dam you would be purchasing homes with an Austin address but again crossing numerous neighborhoods.  There are waterfront homes very near the Dam in neighborhoods such as Steiner Ranch, River Place, or areas off Highway 2222, near Mount Bonnell and City Park Rd, or you can purchase Lake Austin Real Estate all along the river as it winds through the canyons, Westlake Drive, all the way down into the Town Lake area off Riverside Drive.  

 

Schools

As mentioned above, the school system may be a determining factor as to whether a person purchases a home on Lake Austin or a home on Lake Travis. While there are a few exceptions and you always need to verify, generally you can determine the school district by which side of the Dam your home is on.
  • Schools on the East side of the Mansfield Dam:  A waterfront home on the East side of Mansfield Dam may be in one of several school districts depending on which end of Lake Austin you purchase.  If you are closest to the dam you are likely looking a homes in the Leander School district in communities such as Steiner Ranch or River Place, or as you head East through neighborhoods such as Greenshores, you enter into the Austin Independent School District.  As you get closer in to downtown Austin, in the Westlake Hills area for example, your children would be in the Eanes Independent School District.  Then finally as the Colorado River winds its’ way through Towne Lake area you are in the Austin ISD again.

  • School Districts on the Lake Travis Side of Mansfield Dam: Waterfront homes on the West side of the dam are going to be on Lake Travis.  As mentioned earlier Lake Travis has waterfront in several cities so purchasing a home on Lake Travis can mean that you are in Lago Vista, Point Venture, Lakeway, Austin, Volente, Spicewood, Briarcliff or even out towards Marble Falls.  Likewise you also cross school districts.  Lago Vista ISD and Lake Travis ISD would be the two most likely districts, with Lake Travis School District covering the Lakeway/620/Spicewood areas and Lago Vista School District supporting communities such as Jonestown, Lago Vista, and Pointe Venture.  As you head far west you will be entering the Marble Falls School District.  To be certain which district applies please call and verify. 
 What are the prices of Real Estate on either Lake Austin or Lake Travis?

Seems like everything has a down side and the cost of the waterfront is it.  While in general prices of Austin area Real Estate is quite reasonable, however when it comes to waterfront properties the prices are significantly higher.  If you are looking for a home on the waterfront in either Lake Austin OR Lake Travis, you better be prepared to spend in excess of a million dollars.  Taking this a step further, generally speaking a home on the  Lake Austin side will be higher due in part to the fact that they are closer to downtown Austin.  However if the price tag doesn’t shock you and you have a larger chunk of change to spend, let me tell you there are some AMAZING estates on the lake that are available periodically.  These waterfront estates can run quickly upwards of $2 million depending on how much acreage and waterfront you have.  You can check out the prices of Lake Austin Real Estate yourself by going to our Austin Listing page.
