Selecting a community in the Austin and surrounding areas

The Austin - San Marcos Metroplex area has many communities to choose from each with its' own personality and in many cases its' own topography. Unless you have a pressing need to be near something such as a medical facility or educational facility, a good way to start your search is determining which communities are nearest to your place of work. Using this approach you first decide how long you are willing to commute, I call this your "initial target area". This gives you a place to start...a reference point. While your price range may cause you to expand your search, you have to start somewhere.

Commuting in Austin: In the Austin area sometimes distance can be very misleading when it comes to commuting time. It is possible to be slightly farther out and yet have a shorter commute because of traffic patterns. We would highly recommend that before you purchase a home, or even settle on a community, that you make the commute to and from your office during rush hour. Traffic in the area, especially around downtown Austin is…well let's say…challenging.

We can help you find the area that best suits your needs! Don't feel like you have to do this alone! Call us and we can answer questions you may have about any given area. If you are planning to come in from out of town and would like an "area preview trip", no problem. During this trip we spend a few hours with you taking you to the various communities that best fit your needs. In this step you are going beyond the logical information and checking out the areas to see which community "feels" like home. We strongly believe the process of buying Real Estate is more than buying a house…it's buying a home, it's buying a lifestyle.

And don't forget your feelings! If the Real Estate purchase you are making is for your personal residence, then we encourage you to take an extra step. This may sound strange and even crazy to some, but we encourage our clients to do all of the research they need to about the areas, comparable prices, recent sales, etc. Then once that side of their brain, the logical side, has been satisfied and choices have been narrowed down, we suggest that you open up to the feelings. How do you feel when you drive into the neighborhood? The street? How do you feel when you walk into the front door? When you're sitting on the couch? It's amazing but each house has an energy and if you just take a minute or two and check your gut feeling we find it helps our clients with the decision making process.

So here's more information for the logical side of the process. Growing in popularity in Texas real estate is the concept of Master Planned Communities. Many have schools within their boundaries, community pools and parks and now it is not uncommon to see small shops or businesses such as doctors, vets or convenience stores open their doors within or in close proximity to the communities. This allows for a small town within a big town kind of feel.

We selected a few of the more established communities and some of our favorites in order to give you a taste of your many options. We tried to select one or two from each side of the Austin area. As the master planned concept has grown in popularity we are seeing more such communities on the city planning table every day.

Southwest Austin - Circle C Ranch - Austin Independent School District

Circle C Ranch is a master planned community in the Southwestern part of the Austin Texas area. It is a popular choice for those of you who work downtown. Lovely setting with great schools and amenities such as a golf course and tennis courts makes it a great place to call home. The real estate price range for single family homes in this community are generally starting in the low to mid $200ks and go into the $700k range.

Southwest Austin / Dripping Springs - Belterra - Dripping Springs Independent School District

Belterra is a premier master-planned community, nestled on 1,600 rolling acres just minutes from downtown Austin. With first-class amenities, an award-winning school District, and a pristine environment of quiet parks, lush greenbelts, and scenic trails it has become a popular choice for many. The real estate prices for single family homes in this community start in the mid $200ks and go up tot the $700k range or so.

Northwest Austin - Avery Ranch - Split between Round Rock Independent School District and Leander Independent School District

Avery Ranch is located in Northwest Austin. It's an easy commute to Dell, IBM, Seton Healthcare, & many other major employers. It's not far from Lake Travis and Downtown Austin is about a 20-30 minute drive. Avery Ranch is an 1,800 acre community with over 4000 homes that have access to 17 hill country acres of amenity centers, tennis courts, pools, and hike & bike trails. This beautiful and historic community includes plans for two public elementary schools, a church site, and is adjacent to an 8.5 mile regional trail. Largely single family homes with a great golf course and amenity center. Avery Ranch crosses school districts so depending on where you live your children would attend either the Round Rock or Leander Independent School Districts. The real estate price range for single family homes in this community are generally in the low to mid $200ks-$700k range.

Northwest Austin - Steiner Ranch - Leander Independent School District

Steiner Ranch continues to be a popular choice for those looking to stay in the Northwest side of Austin. It's the rolling hills, proximity to the lakes and the fact there are three schools in the community all rated exemplary that make this a popular choice. While predominantly single family homes, there are some garden homes, and a new luxury condo complex is now being constructed. The neighborhood is also popular for those who simply want to be close to the lake and to a prestigious golf course and an internationally known spa. Did I forget to mention that the community also has a number of hiking/biking trails, community pools, tennis courts, and more? So I think you'll agree Steiner Ranch has a little something for everyone. Price range for single family homes in this community are generally starting in the mid $200ks and go into the millions for the waterfront homes.

Northwest Austin - River Place - Leander Independent School District

River Place is located off 2222 near the intersection of 620. Drive through this neighborhood and you quickly see why it is so popular. As you drive the streets of River Place you'll get a chance to see how some of the views from the homes are absolutely breathtaking. You may have a gorgeous view of the canyons or hill country, or of the magnificent golf course or if you want a waterfront home there are a few here as well. River Place offers single family homes, as well as a small number of luxury condominiums. The River Place country club with its' gorgeous golf course is within the neighborhood, and offers world class golf, tennis, fitness center & fine dining. River Place has a little something for everyone. The real estate price range for single family home in this community would generally be starting in the mid to high $200ks and go up to the $1,000,000+ range for a waterfront home.

Kyle - Plum Creek -Hays Consolidated School District

Plum Creek is a master planned community in the little town of Kyle, just south of Austin between San Marcos and Buda. This community is in the style of homes built in the 1940's with the tree lined streets, back alleys, front porches, bungalow styles and picket fences. We find that it's a community that draws strong emotions. When people drive through the neighborhood, they seem to either fall in love with it or hate it…there's usually no in between. Plum creek has the new Negley elementary built into the very center of the community allowing the kids a quick walk to school. There are also two community pools, several pocket parks, and the Plum Creek golf course. The real estate price range for single family homes in this community now start in the mid $100ks.

Manor - ShadowGlen - Manor Independent School District

ShadowGlen, located in Austin's dynamic new northeast corridor, is a premier master-planned community with amenities including a golf course and an awesome community waterpark. One of its' appeals to home buyers is that it is an easy commute that provides unrivaled convenience to Austin's business centers. Technology firms in the immediate vicinity of ShadowGlen, such as Dell, Samsung and Applied Materials, all an average of 10 minutes away, are accelerating the corridor's thriving economy. The real estate price range for single family homes in this community now start in the high $100ks to the high $300k range. (Prices will be higher if you are wanting a golf course home).

Pflugerville - Falcon Pointe -Pflugerville Independent School District

Falcon Pointe is a 700-acre master-planned community with a strategic location near I-35 North and Kelly Lane, in the fast-growing North Austin/Pflugerville market. As the largest master-planned community in the Pflugerville area, Falcon Pointe includes a popular Residents Club, parks and greenbelt trails. It is home to three on-site schools, all part of the highly acclaimed Pflugerville Independent School District. The real estate price range for single family homes in the community start in the high $100ks and goes up well into the $300k range.

Round Rock West of I35 - Mayfield Ranch Split between Round Rock Independent School District and Leander Independent School District

Mayfield Ranch is a great option in Round Rock between I35 and highway 183. It's location makes for a fast trip to the new Round Rock outlet mall and other shopping locations. There are tons of trees in the neighborhood making it feel like it has been around for years, though in fact it's a relatively new community. . The real estate price range for single family homes in this community generally starts in the low $200ks.

Round Rock East of I35 - Forest Creek - Round Rock Independent School District

Forest Creek is a well established, master-planned community of 1185 homes, built around an award winning golf course, located in the wonderful city of Round Rock, near Austin, TX. It's only minutes away from the new Round Rock outlet mall. The real estate price range for single family homes in this community now start in the high $100ks to the $700k range. (Prices will be higher if you are wanting a golf course home).

Round Rock - East of I35 - Teravista -Round Rock Independent School District

With amenities including an award-winning 18-hole golf course and an exclusive Residents Club, Teravista is a popular choice, especially if you plan to work in the busy north and burgeoning east corridors. The real estate price range for single family homes in the community start in the high $100ks and goes up well into the $400k range. (Prices will be higher if you are wanting a golf course home).

Cedar Park - Twin Creeks -Leander School District

The 760-acre community features the first signature golf course in the Austin area to be designed by Masters Champion Fred Couples. Members of Twin Creeks will enjoy first-class club facilities and community amenities, including a private clubhouse with dining facilities, community walking trails, a community recreation center and a water park featuring a junior Olympic-sized pool and zero-entry resort-style pool. Cedar Park -Cedar Park Town Center - Leander School District

This is a new community in Cedar Park off of Highway 1431 that has both Texas Traditional homes and bungalow type homes. The concept here is that it will become a 'downtown' like center for Cedar Park complete with the old time Clock tower. The plans include shopping, offices etc within walking distance from the homes. The real estate price range for single family homes in this community generally starts in the low $200ks.

Georgetown - Sun City

Sun City is a Del Webb age restricted community is ALL about the life style. From golf to horticulture and organic gardening there is literally something for everyone in this active community. The kids can come visit but they can't live there! The real estate price range for single family homes in this community generally start in the low to mid $200ks and largely go into the $300k range. However just recently new custom sections have opened and the homes on greenbelts can go for $700k+.

Austin - East I35 - The Mueller Project

While this community is still under construction it is such a great idea that we thought it should be mentioned as an option for someone wanting a more 'urban' lifestyle. The Mueller master plan is aimed to take what makes Austin's neighborhoods great and make it even better. Mueller's four residential neighborhoods are different from what Austin has typically seen before-more urban, with more opportunities to work, shop, or play within a short walk from your home. There is a variety of styles and home types in the design and you may find this concept intriguing enough to check it out.

Lakeway - Flintrock Falls - Lake Travis School District

Lakeway is all about the lifestyle. If you're a golfer than you might want to check this area out as there are several golf courses and of course several neighborhoods with golf course homes such as the lovely and popular Flintrock Falls. Great Schools, close proximity to the lake and shopping make this a popular choice. (Prices will be higher if you are wanting a golf course home).
